What is WSEC? +
The Washington State Energy Code — the energy provisions every new build, addition and retrofit in Washington has to meet before a building, mechanical or electrical permit is issued. It's based on the IECC but heavily amended by the state, which is why generic IECC documentation often doesn't satisfy a Washington plan reviewer.
Which compliance path will you use for my project? +
Whichever passes with the least redesign. Residential WSEC gives you a prescriptive path with additional energy credits, a Total UA trade-off, and a full performance path. We check your project against them before committing, because the wrong path can mean specifying upgrades you didn't need to buy.
What are energy credits, and how many do I need? +
Washington's residential code requires you to select efficiency measures from a credit menu and reach a required total for the dwelling. The number depends on the dwelling type and size. We work out which combination of measures is cheapest to actually build, not just the first set that adds up.
Do you support commercial projects? +
Yes. Commercial buildings follow WSEC's separate commercial provisions, with their own forms and their own credit requirements. Tell us the occupancy type and we'll confirm scope before you order.
What do I need to send you? +
Architectural plans (floor plans, elevations, window schedule), the wall, roof and floor assemblies, window and door specs, and your proposed HVAC and water heating equipment. If some of that isn't decided yet, send what you have — we'll tell you what's still needed rather than sitting on the job.
How long does it take? +
Most residential projects are back within 24 hours and for commercial 24-48 hours.
What if the plan reviewer comes back with comments? +
We revise and re-issue at no extra cost. Reviewer comments are part of the job, not a change of scope.
Can you do the Manual J, D and S as well? +
Yes. WSEC requires heating system sizing, and a load calculation done alongside the energy compliance work keeps the two consistent — which matters, because mismatched equipment sizing between your Manual S and your energy documentation is a common reason for a resubmittal.
